Housing Conditions

The Council conducted a Private Sector House Condition Survey in 2009 in order to produce a comprehensive review of the private housing stock across the whole borough and gather socio-economic information. A physical survey was carried out on a random sample of 1023 homes and a report was produced in 2010 on the conditions found and the improvements needed to bring private housing up to modern standards.

The properties surveyed were assessed against the Decent Homes Standard and the Housing Health and Safety Rating System (HHSRS) . The HHSRS Introduced on 6 April 2006 as part of the implementation of the Housing Act 2004, this is not a 'standard' but a risk assessment-based tool to evaluate the potential risk to the health and safety of occupants from any deficiencies in residential properties

The energy efficiency of the properties was also assessed. The key findings of the complete survey are in the attached PDF leaflet.
