Previous Call for Sites

The council carried out a ‘Call for Sites’ exercise, seeking the submission of possible sites for regeneration or redevelopment over the plan period to 2040. This process ran for 10 weeks between June and August 2023 and the sites submitted have been referenced within the Draft Royal Tunbridge Wells Town Centre Plan – Vision 2040 consultation document. Further information on these sites is provided within the ‘Interim Royal Tunbridge Wells Town Centre Sites Availability Assessment’ (see below) which is published as a supporting document to the consultation.

This is the first stage of the plan preparation process, and the document provides background information, the methodology and a summary, the sites that have been submitted and a factual assessment which is included in a site assessment sheet. At this stage, the suitability of the site for development has not been assessed.

New Call for Sites

The council is running a further ‘Call for Sites’ alongside the current Draft Royal Tunbridge Wells Town Centre Plan – Vision 2040 consultation and is keen to hear about any sites in Royal Tunbridge Wells town centre which might be available for development or redevelopment up to 2040. Please let us know if you know of or own a site which you would like to be considered through this process.

The Call for Sites is particularly aimed at landowners, developers and their agents but it is open to anyone to submit a site. A key provision is that the person submitting the site can confirm that the landowner is willing to make the land available for development should it be considered suitable.

All sites submitted should be located within the defined Royal Tunbridge Wells Town Centre boundary (as shown on the map below). However, the submission of sites which straddle the boundary (that is, partly located within and partly outside the boundary) will also be considered.

Tunbridge Wells Town Center Plan Boundaries

Any sites submitted which clearly fall outside of this boundary will not be considered due to the specific geographical area to which the Royal Tunbridge Wells Town Centre Plan relates.

Sites submitted as part of this Call for Sites will be assessed for their suitability for development together with the likelihood of them being available and achievable for development. All sites submitted to the first and second Call for Sites will be assessed using the same methodology set out in the Interim Royal Tunbridge Wells Town Centre Site Assessment Report - January 2024. A further updated Assessment Document will include all of the sites submitted through both Call for Sites with a complete assessment of their suitability for allocation within the Royal Tunbridge Wells Town Centre Plan at the next stage of plan preparation.

It must be noted that even if land is identified by the Royal Tunbridge Wells Town Centre Sites Assessment as having potential for development - this does not in any way indicate or confirm that it will be allocated for development in the Royal Tunbridge Wells Town Centre Plan, or that it will get planning permission in the future.

The main purpose of the Call for Sites exercise is to provide a list of sites to consider in identifying potential land use supply for the Town Centre Plan.

Site Submission Form

A site Call for Sites submission form (along with a site location plan showing the extent of the submitted sites’ boundary) should be completed as fully as possible to include the relevant details to enable the council to consider the site and its suitability for allocation within the Royal Tunbridge Wells Town Centre Plan.
